Four Points Property Management has a low Eviction Rate by applying our 20 Point Tenant Selection Process, which includes the following:


Choose a listing option


1. FREE Leasing Service (Most Popular Option): Charge the leasing fee directly to the tenant. Upon move-in, the tenant pays the first month, a security deposit, and a broker fee, all equal to one month. Last month's rent is collected throughout the term of the lease.


2. Traditional: Upon move-in, the tenant pays the first month, a security deposit, and last month's rent. You pay us a broker fee equal to one month's rent when we have an approved tenant after move-in.


Marketing the Property


1. Create Listings: Take high-quality photos and videos, and write detailed descriptions that highlight the property’s features and amenities. We also offer virtual staging and floor plan services.


2. Advertisement: We will list the property on multiple platforms, including the Multiple Listing Service (MLS), all major real estate websites (such as our internal website, Zillow, Redfin, Apartments.com, Realtor.com, Rent.com, etc.), social media, YouTube.com, and local classifieds.


Showing the Property


 1. Leasing Team: Your property is showcased by the entire leasing team at Four Points. All of our agents are licensed and comply with Four Points' Policies and Principles.


2. Property Showing: Our leasing team will pre-qualify all prospective tenants and schedule showings of your rental property. We offer both private appointments and open house-style viewings.


Application Process


1. How the tenants apply: Prospective tenants can apply for our apartments directly through our website. For those who prefer, paper applications are also available.


2. 20-Point Screening Guarantee: We conduct comprehensive screenings for all prospective tenants, which encompass 20 key points. This includes checks on the

following:

2. Driver’s License or state ID


3. Social Security Number


4. Date of Birth


5. Social Security Fraud Search


6. Credit Score


7. Broken Leases


8. Credit Summary

18. National Eviction Lookup: We do not work with clients with evictions on their records.

We do accept co-signers: Co-signers must have a minimum credit score of 700 points, a rental history, or a homeowner's. Pay stubs and bank statements must be provided for proof of income. They are also subject to the same 20-point screening process.


Acceptance/Rejection


1. You have the flexibility to decide your level of involvement in the acceptance or rejection process. You can either retain final approval authority or delegate the entire process to us.


Coordinating move-ins


1. Move-in Requirements: To ensure a smooth move-in process, tenants must meet the following requirements: all move-in fees must be paid, a renter's insurance policy for the rental property must be active, and all utility accounts must be established and active with account numbers provided.


2. Pre-move-in walk-through: We schedule a walk-through of the unit 2-3 days prior to move-in to ensure everything is in order for a seamless handover on the move- in date.


3. Move In-date: On the move-in date, a leasing agent will meet with your new tenant, present them with a welcome gift basket, and provide access to their new home.
