COVID-19 Update

Due to the spread of COVID-19 in Massachusetts, Governor Baker has directed the Department of Public Health to issue a stay at home advisory outlining self-isolation and social distancing protocols. Residents are advised to stay home and avoid unnecessary travel and other unnecessary activities during this two-week time period.

We are living through a unique time in history and we are all going through this together. Many of us have been displaced from work and are under enormous mental and financial stress. 

With that in mind, we want to be proactive in our outreach about rent. Rent is still due on the 1st of the month. For those affected by the Coronavirus, we have outlined some changes we are implementing for our residents as well as some resources you may find helpful.

Financial Help

  3. Utilities: No Utility Shutoffs: The Department of Public Utilities told utility companies Friday that it is extending the state’s moratorium on electric and gas service shutoffs for the duration of the state of emergency 
  4. Stimulus Package 
    1. The federal government is working on a stimulus package that could potentially help out all Americans. The current plan has funds available for households to pay for rent and other bills
  5. Comcast: (For the next 60 days) Xfinity Wifi hotspots will be free to anyone - including non-Xfinity subscribers; all customers will receive unlimited data free of charge; and no late fees or disconnects as long as a customer contacts Comcast to explain the situation.
  6. Phone Carriers
    1. AT&T: No disconnects when customers can't pay their bills because of coronavirus disruptions. The company is also waiving related to late fees. Like Comcast, AT&T is also providing free access to its public WiFi hot spots. The company also said its consumer home internet wireline customers and fixed wireless internet customers would receive unlimited data.
    2. Verizon: Verizon said it is waiving late fees and won't be disconnecting service for customers "negatively impacted by the global crisis."
    3. T-Mobile: Unlimited data to all current customers who have plans with data for the next 60 days. It will also provide additional data to mobile hotspot users.

Four Points Property Management Changes:

During this time we are implementing some changes to help our residents. 
  1. Waiving late fees - Starting 4/1/2020 if you are late on rent we will not be charging a late fee for the next 90 days as long as payments are being made during that time period. Late payments must be communicated to management prior to waiving of Late fees during the next 90 days. 
  2. Rent Payment Hotline - We will have Property Managers on call to speak to any resident that is having issues with rent to discuss their best options during this difficult time. This situation is something that we are all experiencing for the first time and we understand there will be challenges and we are here to help the best we can.

How to pay for rent:

  • Utilize drop box located at 38 Washington st, Haverhill MA 01832   
  • Rent can be paid by mail, but it must be physically received by the office by 5PM on the 2nd of the month. Please address mail to: Four Points Property Management, P.O Box 5422, Haverhill, MA, 01835. 
  • Rent can be paid by E-check, Debit Card, Credit Card, or by mail. To pay online please visit our tenant portal at http://fourpointspm.net

Important notes:

  • Place your name and property address on the check or money order to ensure that you are properly credited with rental payment.
  • Review your check or money order and ensure it has the name of the payer and payee
  • If a rent check is returned for insufficient funds(NSF), all charges including NSF, late and posting fees will be charged to you.

Submitting a maintenance request:

  • If a maintenance issue should arise, please complete a maintenance request by submitting a work order online at http://fourpointspm.net 
  • For emergencies call our office at 888-944-5827 and select Option 1. We have Property Managers on call 24/7.

Maintenance Updates: 

  1. Outlined below are the steps we will be taking effect immediately,
  2. Rescheduling and Postponing ALL NON-ESSENTIAL maintenance appointments to reduce exposure to potentially infected people.
  3. Scheduling ONLY unit turnovers and EMERGENCY work orders. Emergencies are considered any active leaks and no heat calls etc.  
  4. Ramping up our service and support to residents and clients over the phone and through video, calls to limit in-person meetings and potential exposure for staff and clients.
  5. Requesting all office employees to work remotely. Our physical office will be closed to the public until further notice.
  6. Directing maintenance technicians who are not feeling well to stay home and not come to work.
The major change for residents will be on how work orders are conducted. We are postponing ALL non-emergency work orders. We feel this is best. Our technicians can go to 4-5 residences during an average workday. Although drastic, we feel this move will greatly reduce the potential exposure to infected people.
